About this gated villa and townhouse community
Nad Al Sheba Gardens is a private gated community of villas and townhouses developed by Meraas, a member of Dubai Holding Real Estate. Dubai Holding Real Estate lists Nad Al Sheba Gardens in the portfolio on its company page. The developer also lists a villa plots project in the community. In September 2025 the developer's journal described a low-density approach to development, with villas set on a large area. In July 2025 the Government of Dubai Media Office published a Meraas announcement describing Nad Al Sheba Gardens as home to cycling and running tracks, a multi-sports court, a wave pool, a yoga lawn and a neighbourhood farm. The same announcement names Central Park and Spine Park as green spaces in the community, describes a children's play zone surrounded by greenery, and says residents can reach the lagoons and landscaped areas directly from their gardens. It also describes Central Park as landscaped, with water features and communal seating.
