Doorkee — UAE's Outcome-Driven Rental Platform

1. Acceptance of Terms

1.1. By accessing, browsing, or using the Doorkee platform at www.doorkee.co (the "Platform"), you agree to be bound by these Terms of Service ("Terms"), our Privacy Policy, and all applicable laws and regulations of the United Arab Emirates.

1.2. If you do not agree to these Terms, you must not access or use the Platform.

1.3. Your continued use of the Platform after any modifications to these Terms constitutes your acceptance of the revised Terms.

1.4. These Terms constitute a legally binding agreement between you and Doorkee. If you are accessing or using the Platform on behalf of a company or other legal entity, you represent and warrant that you have the authority to bind that entity to these Terms.


2. Definitions

In these Terms, the following words and expressions have the meanings assigned to them below:

  • "Platform" means the Doorkee website at www.doorkee.co, including all subdomains, web applications, APIs, and associated services.
  • "Doorkee," "we," "us," or "our" means Doorkee, a company registered in the United Arab Emirates.
  • "User," "you," or "your" means any individual or entity who accesses or uses the Platform.
  • "Tenant" means a User registered on the Platform who is seeking rental property and may browse listings, shortlist properties, schedule visits, and place offers.
  • "Owner" means a User registered on the Platform who lists properties for rent and manages offers received from Tenants.
  • "Property" or "Listing" means a rental property that has been listed on the Platform by an Owner and approved by Doorkee for display in the marketplace.
  • "Offer" means a Tenant's proposed rental terms for a Listing, consisting of an offer amount (in AED) and a cheque count.
  • "Counter-Offer" means a revised set of rental terms proposed by an Owner in response to a Tenant's Offer.
  • "Reserve Payment" means the payment of AED 500 required from a Tenant when making a fourth or subsequent modification to an Offer on the same Listing.
  • "Cheque Count" means the number of rent cheques a Tenant proposes for the annual rent, which may be 1, 2, 4, 6, or 12.
  • "KYC" means Know Your Customer — the identity verification process required before Users can take certain actions on the Platform.
  • "Dara" means Doorkee's AI Concierge, an artificial intelligence assistant embedded in the Platform that provides rental guidance, market data analysis, and transactional assistance.
  • "DLD" means the Dubai Land Department, the government authority whose open data the Platform uses for market analysis.
  • "AED" means United Arab Emirates Dirham, the official currency used for all transactions on the Platform.
  • "Visit" means a scheduled property viewing arranged through the Platform between a Tenant and an Owner.
  • "Deal" means a completed rental transaction where an Owner has accepted a Tenant's Offer and both parties have finalized the rental agreement offline.

3. Eligibility

3.1. You must be at least eighteen (18) years of age to register for an account and use the Platform.

3.2. You must have the legal capacity to enter into binding contracts under the laws of the United Arab Emirates.

3.3. The Platform is designed for use by individuals and entities with a connection to the UAE rental market, including but not limited to UAE residents, property owners in the UAE, and individuals seeking rental accommodation in the UAE.

3.4. By registering, you represent and warrant that all information you provide is accurate, complete, and current, and that you meet the eligibility requirements stated in this section.

3.5. Doorkee reserves the right to refuse registration or terminate accounts of Users who do not meet these eligibility criteria.


4. Account Registration

4.1. Registration Methods. You may create an account using:

  • (a) Email and password;
  • (b) Google OAuth;
  • (c) Apple OAuth; or
  • (d) Magic link (email-based authentication).

4.2. Accurate Information. You agree to provide truthful, accurate, and complete information during registration and to keep your account information up to date. Providing false or misleading information is grounds for immediate account termination.

4.3. Account Security. You are solely responsible for maintaining the confidentiality of your account credentials. You agree to notify Doorkee immediately of any unauthorized use of your account. Doorkee is not liable for any loss arising from unauthorized access to your account.

4.4. Identity Verification (KYC). Before performing certain actions on the Platform — including shortlisting properties, scheduling visits, placing offers, or listing properties — you must complete our identity verification process. This process includes:

  • (a) Selecting your user type (Owner or Tenant);
  • (b) Providing nationality information and selecting a verification method;
  • (c) Uploading identity documents (front and back, maximum 5 MB per file);
  • (d) Completing phone verification via a one-time password (OTP) sent to your registered email; and
  • (e) Submission for administrative review.

4.5. Verification Status. Completion of the KYC process does not guarantee verification. Doorkee reserves the right to approve or reject verification submissions at its sole discretion. You may browse listings without completing verification.

4.6. One Account Per Person. Each individual may maintain only one active account on the Platform. Creating multiple accounts to circumvent Platform rules is prohibited.


5. User Types and Roles

5.1. Tenants

5.1.1. Tenants may browse property listings, search with filters, view market data, shortlist properties, schedule visits, and place offers.

5.1.2. Tenants must complete identity verification before shortlisting, scheduling visits, or placing offers.

5.1.3. Tenants are responsible for the accuracy of their offers and for honoring accepted offers by proceeding to finalize the rental agreement with the Owner.

5.1.4. A Tenant may have only one active offer per Listing at any time. To change an offer, the Tenant must modify the existing one.

5.1.5. Once a Tenant's offer is accepted on any property, all of the Tenant's active offers on other properties are automatically withdrawn, and the Tenant may not place new offers until the accepted deal is completed or falls through.

5.2. Owners

5.2.1. Owners may list properties for rent, manage their listings, review and respond to offers, and manage visit schedules.

5.2.2. Owners must complete identity verification before listing a property.

5.2.3. Owners are responsible for the accuracy and legitimacy of all information provided in their listings, including but not limited to property descriptions, photographs, documents, pricing, and availability.

5.2.4. Owners agree that their listings are subject to administrative review and approval before being published to the marketplace.

5.2.5. Upon closing a deal through the Platform, Owners agree to pay a platform fee of AED 1,000 per closed deal.


6. Property Listings

6.1. Listing Creation. Owners may create property listings by providing required information including property name, address, area (in square feet), property type, description, rental amount, images, and visit schedule availability. Residential property types (Apartment, Villa, Townhouse, Penthouse, Studio, Duplex) require bedroom and bathroom counts.

6.2. Administrative Review. All new listings and certain modifications to existing listings are subject to review and approval by Doorkee before they appear in the marketplace. Doorkee may approve or reject listings at its sole discretion.

6.3. Modifications Requiring Re-Approval. Changes to the following listing fields require the listing to be re-submitted for administrative approval: property name, property type, area, bedrooms, bathrooms, address, community, images, and ownership documents. Other changes (description, schedule, pricing, amenities, furnishing details) take effect immediately.

6.4. Listing Accuracy. Owners must ensure that listings are accurate and not misleading. Listings must not contain:

  • (a) False or deceptive information about the property;
  • (b) Images of a different property or digitally altered images that misrepresent the property's condition;
  • (c) Incorrect pricing intended to attract offers under false pretenses; or
  • (d) Properties that the Owner does not have the legal right to rent.

6.5. Document Uploads. Owners may upload supporting documents such as Ejari certificates and title deeds. Accepted file formats include JPEG, PNG, and PDF, with a maximum file size of 5 MB per document.

6.6. Image Uploads. Listings may include up to 20 images in JPEG, PNG, or WebP format, each no larger than 5 MB.

6.7. Duplicate Prevention. If an Owner submits a listing with the same property name and address within 30 minutes of a prior submission, the system will update the existing listing rather than creating a duplicate.

6.8. Listing Deletion. Owners may delete their listings at any time. Deleting a listing will:

  • (a) Soft-delete the listing (it will no longer appear in the marketplace);
  • (b) Set all pending offers to "Not Selected" status;
  • (c) Initiate refunds for all reserve payments made by Tenants on that listing; and
  • (d) Notify all Tenants who had active offers or scheduled visits on the listing.

7. Offer System

7.1. Placing Offers

7.1.1. Verified Tenants may place offers on active listings. An offer consists of an offer amount in AED and a cheque count (1, 2, 4, 6, or 12 cheques).

7.1.2. The offer amount must be greater than zero (0) AED.

7.1.3. A Tenant may have only one active offer per listing at any time. If the Tenant wishes to change their proposed terms, they must modify the existing offer.

7.2. Offer Modifications

7.2.1. The first three (3) offer modifications on a listing are free. This includes the initial placement and two subsequent changes — totaling three free offer submissions.

7.2.2. Beginning with the fourth (4th) modification on the same listing, each modification requires a reserve payment of AED 500, processed through Stripe.

7.2.3. Each counter-offer response by the Tenant counts toward the Tenant's modification count.

7.3. Offer Expiry

7.3.1. Each offer has a validity period of forty-eight (48) hours from the time it is placed or last modified.

7.3.2. If the Owner does not respond to an offer within the 48-hour window, the offer automatically expires. The Tenant is notified by email when an offer expires.

7.3.3. Expired offers do not count toward any obligation, and the Tenant is free to place a new offer on the same or any other listing.

7.4. Owner Response to Offers

7.4.1. Owners may respond to a pending offer in one of three ways:

  • (a) Accept — The offer is accepted, and the listing status changes to "Accepted Pending." All other Tenants with pending offers on the same listing are notified that their offers were not selected, and any reserve payments they made are refunded.
  • (b) Reject — The offer is rejected, and the Tenant is notified by email.
  • (c) Counter-Offer (Renegotiate) — The Owner proposes a different amount and/or cheque count. The Tenant may then accept the counter-offer (which finalizes the deal), reject it, or submit a counter-counter-offer (which counts toward the Tenant's modification limit).

7.5. Acceptance Cascade

7.5.1. When an Owner accepts an offer on a listing:

  • (a) The accepted offer's status is set to "Accepted";
  • (b) All other pending offers on the same listing are set to "Not Selected," and affected Tenants are notified and refunded;
  • (c) All scheduled visits for the listing are updated, and visitors are notified that an offer has been accepted;
  • (d) The accepted Tenant's active offers on all other properties are automatically withdrawn; and
  • (e) The accepted Tenant may not place new offers on any listing until the current deal is completed or falls through.

7.5.2. When a Tenant accepts a counter-offer, the same acceptance cascade described in Section 7.5.1 applies.

7.6. Offer Withdrawal

7.6.1. Tenants may withdraw their own pending or renegotiated offers at any time before the Owner responds.

7.6.2. Withdrawn offers cannot be restored. The Tenant may place a new offer, subject to the standard modification rules and limits.

7.7. Deal Completion and Fallthrough

7.7.1. After an offer is accepted, the Owner and Tenant finalize the rental agreement offline (signing contracts, etc.).

7.7.2. If the deal is successfully completed, the Owner marks it as "Deal Completed," and the listing is removed from the marketplace.

7.7.3. If the deal falls through, the Owner marks it as "Deal Fell Through." The listing reverts to active status, and previously notified Tenants are informed that the property is available again. Previous offers are not restored — Tenants must place new offers.


8. Payment Terms

8.1. Currency

8.1.1. All monetary amounts on the Platform are denominated in United Arab Emirates Dirhams (AED).

8.2. Payment Processor

8.2.1. All payments are processed through Stripe, a third-party payment processor. By making a payment on the Platform, you also agree to Stripe's terms of service and privacy policy.

8.2.2. Accepted payment methods include credit and debit cards and Stripe Link, as supported by Stripe in the UAE.

8.3. Reserve Payments

8.3.1. A reserve payment of AED 500 is required for the fourth and each subsequent modification to an offer on the same listing.

8.3.2. Reserve payments serve as a commitment signal and are handled as follows:

  • (a) If the Tenant's offer is accepted (Tenant wins): The reserve payment is retained by Doorkee as a platform fee. No refund is issued.
  • (b) If the Tenant's offer is not selected (another offer is accepted): The reserve payment is automatically refunded to the Tenant within 3 to 5 business days.
  • (c) If the listing is deleted by the Owner: All reserve payments from all Tenants with offers on that listing are automatically refunded.

8.4. Owner Fees

8.4.1. Owners are charged a platform fee of AED 1,000 for each deal that is completed through the Platform.

8.4.2. There are no upfront listing fees, subscription fees, or package fees for Owners. The platform fee applies only upon successful deal completion.

8.5. Refunds

8.5.1. Automatic refunds are initiated in the following circumstances:

  • (a) A Tenant's offer is not selected (another offer on the same listing is accepted);
  • (b) The listing is deleted by the Owner while offers are pending; or
  • (c) A payment fails to process correctly.

8.5.2. Refunds are processed through Stripe and typically take 3 to 5 business days to appear in the Tenant's account, depending on the Tenant's financial institution.

8.5.3. Doorkee does not charge any fees on refunded amounts.

8.6. No Platform Guarantee

8.6.1. Doorkee does not guarantee the completion of any rental transaction. Payments processed through the Platform relate solely to reserve payments and platform fees — Doorkee does not handle rent payments, security deposits, or any other landlord-tenant financial obligations.


9. Visit Scheduling

9.1. Booking Visits. Verified Tenants may schedule property visits through the Platform. Visits are booked in 30-minute time slots within the availability windows set by the Owner.

9.2. Slot Availability. Visit slots are available on a first-come, first-served basis. If a slot is no longer available when you attempt to book it, you will be prompted to select a different time.

9.3. Reminders. Both Tenants and Owners receive email reminders one (1) day before and one (1) hour before a scheduled visit.

9.4. Rescheduling. Either the Tenant or the Owner may reschedule a visit, subject to slot availability. Both parties are notified of rescheduled visits by email.

9.5. Cancellation. Either party may cancel a scheduled visit at any time. Both the Tenant and the Owner are notified of cancellations by email.

9.6. No-Show Policy. Tenants and Owners are expected to honor scheduled visits. While the Platform does not currently impose penalties for no-shows, repeated no-shows may result in account review and potential restrictions at Doorkee's discretion.

9.7. Effect of Offer Acceptance. If an offer is accepted on a property that has scheduled visits, those visits are updated to a pending status, and visitors are notified that an offer has been accepted. Visitors may choose to keep or cancel their visit.

9.8. Listing Deletion. If an Owner deletes a listing that has scheduled visits, all visits are cancelled and Tenants are notified by email.


10. AI Concierge (Dara)

10.1. Nature of Service. Dara is an artificial intelligence assistant embedded in the Platform. Dara provides rental guidance, market data analysis, property search, visit scheduling, and offer placement assistance for both Tenants and Owners.

10.2. Not Professional Advice. Dara's responses and recommendations do not constitute legal, financial, real estate, or investment advice. Dara is a technology tool designed to help Users navigate the rental process — it is not a licensed real estate broker, financial advisor, or legal professional. Users should seek independent professional advice where appropriate.

10.3. Data Sources. Dara draws on Dubai Land Department (DLD) open data, Platform listing data, and general market knowledge. While Dara strives for accuracy, Doorkee does not guarantee that information provided by Dara is complete, current, or error-free.

10.4. Transactional Actions. Dara can perform transactional actions on your behalf (such as placing offers, booking viewings, and cancelling visits) only when you are authenticated and verified. All transactional actions are logged and auditable.

10.5. AI Limitations. Users acknowledge that:

  • (a) Dara is powered by artificial intelligence and may occasionally produce inaccurate, incomplete, or outdated information;
  • (b) Dara's market analyses are based on historical data and do not predict future market conditions;
  • (c) Dara does not replace human judgment in making rental decisions; and
  • (d) Doorkee continuously improves Dara's capabilities, and functionality may change over time.

10.6. Conversation Data. Conversations with Dara may be stored to improve service quality and for audit purposes. Users may delete their conversation history at any time. Dara's memory of user preferences may be retained separately to personalize future interactions unless the User opts out.


11. Market Data

11.1. The Platform provides market data sourced from the Dubai Land Department (DLD) and other publicly available sources to help Users make informed rental decisions.

11.2. Market data is provided for informational purposes only and does not constitute an appraisal, valuation, or guarantee of property value.

11.3. Doorkee does not warrant the accuracy, completeness, or timeliness of market data. Market conditions may change rapidly, and data may not reflect the most recent transactions.

11.4. Users should independently verify any market data before making financial decisions.


12. Intellectual Property

12.1. Platform Ownership. The Platform, including its design, source code, algorithms, graphics, logos, trademarks, service marks, and all content created by Doorkee, is the exclusive property of Doorkee and is protected by applicable intellectual property laws of the United Arab Emirates and international treaties.

12.2. Doorkee Branding. The Doorkee name, logo (including the distinctive teal key icon), and brand identity are trademarks of Doorkee. You may not use, reproduce, or display these trademarks without our prior written consent.

12.3. User-Generated Content. By uploading content to the Platform (including property images, descriptions, and documents), you grant Doorkee a non-exclusive, worldwide, royalty-free, sublicensable license to use, reproduce, modify, display, and distribute that content solely for the purposes of operating, promoting, and improving the Platform.

12.4. Content Ownership. You retain ownership of the content you upload. However, you represent and warrant that you have the legal right to upload and share such content and that it does not infringe on the intellectual property rights of any third party.

12.5. Restrictions. You may not:

  • (a) Copy, modify, distribute, or create derivative works based on the Platform or its content;
  • (b) Reverse-engineer, decompile, or disassemble any part of the Platform;
  • (c) Remove or alter any proprietary notices on the Platform; or
  • (d) Use the Platform's content or data for competitive purposes.

13. Privacy and Data Protection

13.1. Your use of the Platform is also governed by our Privacy Policy, which describes how we collect, use, store, and protect your personal information.

13.2. Data Hosting. Platform data is hosted on Supabase infrastructure. Database and file storage services are configured to store data in a manner consistent with our operational and regulatory requirements.

13.3. Data Collection. By using the Platform, you consent to the collection and processing of your personal data as described in our Privacy Policy, including but not limited to:

  • (a) Account information (name, email, phone number);
  • (b) Identity verification documents;
  • (c) Property search and browsing activity;
  • (d) Offer and transaction history;
  • (e) Visit scheduling records; and
  • (f) Conversations with Dara (the AI Concierge).

13.4. UAE Data Protection. Doorkee processes personal data in compliance with applicable UAE data protection regulations, including Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data.

13.5. Third-Party Services. The Platform uses third-party services including Stripe (payment processing), Supabase (database and authentication), and AI model providers (for the Dara concierge). Each third-party service is governed by its own terms of service and privacy policy.


14. Prohibited Conduct

14.1. You agree not to engage in any of the following activities while using the Platform:

  • (a) Fraud and Misrepresentation: Providing false identity information, creating fake listings, submitting fraudulent verification documents, or misrepresenting your identity, role, or authority.
  • (b) Fake Listings: Listing properties you do not own or have the authority to rent, listing properties with intentionally false information, or listing properties that do not exist.
  • (c) Offer Manipulation: Placing offers with no intention of following through, colluding with other Users to manipulate offer amounts, or using multiple accounts to place competing offers.
  • (d) Harassment and Abuse: Harassing, threatening, or abusing other Users, Doorkee staff, or the AI Concierge (Dara) through any communication channel.
  • (e) Scraping and Automated Access: Using bots, scrapers, crawlers, or other automated tools to access, extract, or download data from the Platform without prior written consent from Doorkee.
  • (f) Circumvention: Attempting to bypass security measures, rate limits, payment requirements, KYC verification, or administrative controls.
  • (g) Interference: Disrupting or interfering with the Platform's infrastructure, servers, networks, or other Users' experiences.
  • (h) Illegal Activity: Using the Platform for any activity that violates applicable UAE laws or international laws, including money laundering, terrorist financing, or sanctions evasion.
  • (i) Spam and Unsolicited Communications: Using contact information obtained through the Platform to send unsolicited commercial messages or communications unrelated to legitimate rental transactions.
  • (j) Multiple Accounts: Creating or maintaining more than one account per individual to circumvent offer limits, modification fees, or other Platform rules.
  • (k) Intellectual Property Infringement: Uploading content that infringes on the copyrights, trademarks, or other intellectual property rights of third parties.

14.2. Doorkee reserves the right to investigate suspected violations and take appropriate action, including suspending or terminating accounts, reporting conduct to law enforcement, and pursuing legal remedies.


15. Limitation of Liability

15.1. Marketplace Role. Doorkee operates as a technology platform that connects property Owners with prospective Tenants. Doorkee is not a party to any rental agreement between Users. Doorkee does not own, manage, or control any properties listed on the Platform.

15.2. No Guarantees. Doorkee does not guarantee:

  • (a) The accuracy, completeness, or reliability of listings, property information, or User-provided content;
  • (b) The suitability, safety, or legality of any listed property;
  • (c) The ability, willingness, or qualifications of any User to complete a rental transaction;
  • (d) The availability of properties at listed prices or terms; or
  • (e) The accuracy of market data, AI-generated insights, or rental valuations.

15.3. Limitation. To the maximum extent permitted by UAE law, Doorkee's total aggregate liability to you for all claims arising out of or relating to your use of the Platform shall not exceed the total amount of fees you have paid to Doorkee in the twelve (12) months preceding the claim.

15.4. Exclusion of Damages. To the maximum extent permitted by UAE law, Doorkee shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, loss of data, loss of business opportunity, or property damage, regardless of the theory of liability.

15.5. Third-Party Actions. Doorkee is not liable for the actions, omissions, or conduct of any User, property Owner, Tenant, or third-party service provider, whether online or offline, in connection with use of the Platform.

15.6. Force Majeure. Doorkee shall not be liable for any failure or delay in performing its obligations under these Terms due to circumstances beyond its reasonable control, including but not limited to natural disasters, government actions, power failures, internet disruptions, or pandemics.


16. Indemnification

16.1. You agree to indemnify, defend, and hold harmless Doorkee, its officers, directors, employees, agents, and affiliates from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising from:

  • (a) Your use of the Platform;
  • (b) Your violation of these Terms;
  • (c) Your violation of any applicable law or regulation;
  • (d) Your infringement of any intellectual property or other rights of any third party;
  • (e) Any content you upload or submit to the Platform; or
  • (f) Any rental transaction or dispute between you and another User.

17. Dispute Resolution

17.1. Governing Law. These Terms are governed by and construed in accordance with the laws of the United Arab Emirates.

17.2. Jurisdiction. Any disputes arising out of or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of Dubai, United Arab Emirates.

17.3. Amicable Resolution. Before initiating formal legal proceedings, the parties agree to make good-faith efforts to resolve any dispute through direct negotiation. Either party may contact the other in writing to initiate the resolution process.

17.4. User-to-User Disputes. Disputes between Users (for example, between a Tenant and an Owner regarding a rental agreement) are the sole responsibility of the involved parties. Doorkee may, at its discretion, assist with mediation but is under no obligation to do so.

17.5. Complaint Process. Users may file complaints or report issues by contacting Doorkee at support@doorkee.co. Doorkee will use reasonable efforts to investigate and respond to complaints in a timely manner.


18. Account Suspension and Termination

18.1. By Doorkee. Doorkee reserves the right to suspend, restrict, or terminate your account at any time, with or without notice, for any reason, including but not limited to:

  • (a) Violation of these Terms or any applicable law;
  • (b) Fraudulent, abusive, or suspicious activity;
  • (c) Failure to complete identity verification when required;
  • (d) Extended inactivity; or
  • (e) At Doorkee's sole discretion to protect the Platform, other Users, or Doorkee's interests.

18.2. By You. You may request account deletion by contacting support@doorkee.co. Account deletion is subject to the resolution of any outstanding transactions, offers, or obligations.

18.3. Effect on Active Offers. Upon account suspension or termination:

  • (a) All active offers placed by the User are automatically withdrawn;
  • (b) Any reserve payments associated with withdrawn offers are refunded in accordance with Section 8.5;
  • (c) All scheduled visits are cancelled, and affected parties are notified; and
  • (d) Active listings (for Owners) are removed from the marketplace.

18.4. Data Retention. Upon account termination, your personal data will be handled in accordance with our Privacy Policy and applicable UAE data protection laws. Certain data may be retained as required by law or for legitimate business purposes (including transaction records and audit logs).

18.5. Survival. Sections that by their nature should survive termination (including Sections 12, 15, 16, 17, and 18.4) shall continue in effect after your account is terminated.


19. Modifications to Terms

19.1. Doorkee reserves the right to modify these Terms at any time. Updated Terms will be posted on the Platform with a revised "Last Updated" date.

19.2. For material changes, Doorkee will make reasonable efforts to notify registered Users by email at their registered email address at least fourteen (14) days before the changes take effect.

19.3. Your continued use of the Platform after the effective date of any modifications constitutes your acceptance of the revised Terms.

19.4. If you do not agree with any modifications, you must stop using the Platform and may request account deletion in accordance with Section 18.2.


20. Email Notifications

20.1. By creating an account, you consent to receive transactional email notifications related to your use of the Platform, including but not limited to:

  • (a) Offer confirmations, rejections, expirations, and counter-offers;
  • (b) Visit scheduling confirmations, reminders, reschedules, and cancellations;
  • (c) Payment confirmations and refund notifications;
  • (d) Property listing status updates (approval, rejection);
  • (e) Account verification and security notifications; and
  • (f) Platform service announcements.

20.2. Transactional emails are essential to the operation of the Platform and cannot be unsubscribed from while your account is active.


21. Third-Party Services and Links

21.1. The Platform integrates with third-party services, including but not limited to Stripe (payment processing), Supabase (authentication and data infrastructure), and AI model providers. Your use of these services is governed by their respective terms.

21.2. Doorkee is not responsible for the availability, accuracy, or content of third-party services or websites linked from the Platform.

21.3. The inclusion of any link or integration does not imply endorsement by Doorkee of the linked service or website.


22. Disclaimers

22.1. "As Is" Basis. The Platform is provided on an "as is" and "as available" basis without warranties of any kind, either express or implied, including but not limited to implied warranties of merchantability, fitness for a particular purpose, and non-infringement.

22.2. Service Availability. Doorkee does not warrant that the Platform will be uninterrupted, error-free, secure, or free of viruses or other harmful components.

22.3. Rental Outcomes. Doorkee does not guarantee any particular rental outcome, including but not limited to the availability of tenants, the receipt of offers, or the completion of rental transactions.

22.4. AI Accuracy. While Dara (the AI Concierge) is designed to provide helpful and accurate information, Doorkee expressly disclaims any warranty regarding the accuracy, completeness, or reliability of AI-generated content, recommendations, or market analyses.


23. General Provisions

23.1. Entire Agreement. These Terms, together with our Privacy Policy, constitute the entire agreement between you and Doorkee regarding your use of the Platform and supersede all prior agreements and understandings.

23.2. Severability. If any provision of these Terms is found to be invalid or unenforceable by a court of competent jurisdiction, the remaining provisions shall continue in full force and effect.

23.3. Waiver. The failure of Doorkee to enforce any right or provision of these Terms shall not constitute a waiver of that right or provision.

23.4. Assignment. You may not assign or transfer your rights or obligations under these Terms without Doorkee's prior written consent. Doorkee may assign its rights and obligations without restriction.

23.5. Language. These Terms are drafted in the English language. In the event of any conflict between an English version and a translated version, the English version shall prevail.

23.6. Headings. Section headings are included for convenience only and shall not affect the interpretation of these Terms.
