General
Doorkee is a UAE rental platform that brings tenants, property owners, and licensed brokers together in one place. You can search for rental properties, book viewings, place offers, and list a property for rent. Doorkee is live in Dubai and expanding to the other emirates.
Creating an account, browsing, and listing a property are all free. Owners who list directly are never charged at all. Today a tenant pays Doorkee nothing, and that includes making and changing offers. If tenant pricing ever changes, you will see the amount before anything is charged. A broker or property manager pays from AED 800 when a deal closes.
No. You can browse rental properties without creating an account. Create a free account to save listings and manage your activity. To shortlist, book a viewing, place an offer, or list a property you will also complete a one-time identity check.
Yes. Doorkee runs in your web browser and is designed for desktops, tablets, and smartphones. There is no separate app to download.
Doorkee processes personal data under UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data. Our Privacy Policy sets out what we collect, why, how long we keep it, which service providers process it, and which of those are located outside the UAE. It also explains how to access, correct, or delete your data.
For tenants
Yes. Create a free account and complete the one-time identity check, then save listings to your shortlist and revisit them later, which makes comparing properties easier before you decide.
Search by location, city, community, or neighbourhood, then narrow the results with filters for property type, rental budget, number of bedrooms, furnishing, and amenities.
Yes. Pick a 30-minute slot on the listing and book it yourself. Booking requires a verified account. You can book viewings on several properties so you can compare them.
Yes. Listings are marked as furnished, semi-furnished, or unfurnished, and you can filter by furnishing when you search.
Requirements are set by the owner or broker and vary by emirate. In practice you will be asked for a valid Emirates ID if your residency is issued, or a passport with your entry or residence visa page if it is not yet issued. Some owners also ask for employment or income confirmation and for post-dated cheques covering the rent. In Dubai the signed tenancy contract must additionally be registered with Ejari. Ask the owner or broker for their full list before you commit.
For property owners
Create an account, complete a one-time Emirates ID verification, add your property details and photos, and upload proof of ownership, either your title deed or an Ejari certificate. Submit the listing and it goes live once our team approves it.
Listings with clear, well-lit photos generally get stronger offers. Upload images of every important area, up to 20 per listing.
Yes. You can pause a listing at any time from your dashboard and republish it when you are ready.
Your listing stays live until you pause it, remove it, or the property is rented. There is no time limit and no renewal fee. If a broker's RERA card expires they cannot publish a new listing or bring a paused one back online until it is renewed, though listings already live are not taken down automatically, so keeping registration and permits current stays the broker's own responsibility.
For brokers and agencies
No. Doorkee does not charge a portal subscription or per-listing credits. You pay from AED 800 only when a rental deal closes, and the commission you earn from your client stays entirely yours.
Yes, through a verified individual broker account, on the same from-AED-800 per closed deal basis. A separate property-manager account type is not yet available.
Visibility comes from listing quality rather than paid placement. Complete every field, upload clear photos, list the amenities, and price against the market. Doorkee does not sell featured or promoted listing slots.
You must hold valid RERA broker registration and obtain a Trakheesi advertising permit for each listing. The permit number is supplied to Doorkee and displayed on your advertisement. If your RERA card expires you cannot publish a new listing or bring a paused one back online until you renew it. Keeping both current is your responsibility. Advertising without a valid permit, or with an expired one, is enforced by the Dubai Land Department and carries fines.
Renting in the UAE
There is no single UAE-wide rule. Each emirate sets its own limit and those limits change.
In Dubai, renewals follow the sliding scale in Decree No. 43 of 2013. The permitted increase depends on how far your current rent sits below the average for similar units, as measured by the Dubai Land Department Smart Rental Index. Within 10 percent of that average, no increase is allowed. The scale then rises through 5, 10, and 15 percent, and reaches 20 percent only where your rent is more than 40 percent below the average, so most renewals fall in the 0 percent band. Check your own figure with the official RERA rental increase calculator. Separately, a Dubai landlord who wants to change any term of the contract, including rent, must tell the tenant at least 90 days before the contract expires, unless the parties agreed otherwise.
In Abu Dhabi, the Abu Dhabi Real Estate Centre set the permitted annual increase to 0 percent on 2 June 2026, across residential, commercial, and industrial property. It is a temporary measure until further notice. It is not retroactive, so a higher rent agreed and registered before that date still stands, and communities under ADGM jurisdiction sit outside it.
Sharjah, Ajman, Ras Al Khaimah, Fujairah, and Umm Al Quwain each apply their own tenancy law, and several publish no fixed percentage cap. Confirm the current position with the regulator for your emirate before you agree an increase.
Yes. Visiting lets you inspect the condition, check the amenities, get a feel for the neighbourhood, and spot maintenance issues before you sign the tenancy agreement.
Yes. Residents and new arrivals can rent residential property throughout the UAE. What differs is residency status rather than nationality. If your residence visa is not yet issued you will usually be asked for a passport and entry visa instead of an Emirates ID.
What Doorkee Verified means
Doorkee Verified describes a listing, not a person and not a building. It means the listing was reviewed against our listing requirements before it published, and that where a broker advertises a property in Dubai, a RERA broker card and an advertising permit number were supplied to us.
It does not mean Doorkee has inspected the property, confirmed who owns it, or checked that the rent is accurate. It says nothing about the person listing, who may still be part way through their own identity check.
Where a listing shows Deed on file or Ejari on file, a copy of that document was supplied for the listing. We store it. We do not open it, confirm it is genuine, or match it to the person listing.
Where an account shows Checked by Doorkee, our team has reviewed that account. It is a check of the account and not of the property, the documents, or the rent.
