Jumeirah Village Circle, commonly known as JVC, has become one of Dubai's most heavily leased residential communities. Located in New Dubai, it offers a mix of apartments, villas and townhouses, along with parks, shops, restaurants, schools and everyday services.

For people looking for a rental property in Dubai, JVC balances location, space, amenities and price. It is popular with professionals, couples and families who want modern housing without the Downtown Dubai or Dubai Marina premium.

Why So Many Renters Choose JVC

  • Wide range of rental properties. Studios, one-bedroom and two-bedroom apartments, townhouses, duplexes and villas, so singles, couples and families all have something to look at.
  • Rents below the waterfront and downtown districts. Compared with Downtown Dubai and Dubai Marina, JVC rents are lower for the same number of bedrooms.
  • Good road connectivity. JVC sits between Al Khail Road, Sheikh Mohammed Bin Zayed Road and Hessa Street. That puts Downtown Dubai, Dubai Marina and Business Bay within an easy drive.
  • Family-friendly community. The area has parks, schools, nurseries, healthcare centres and children's play areas.
  • Options for different budgets. Renters can choose furnished, unfurnished or semi-furnished homes depending on what they need.

The price gap is the part most renters underestimate. Here is the same home type in three communities, on lease records for the same period. The comparison figures come from Doorkee's Dubai Marina and Downtown Dubai guides.

JVC Rent Prices in 2026

Rent in JVC varies a lot. The building, the size, the age, the amenities, where it sits in the community and the condition of the unit all move the number.

Doorkee calculates the rent ranges below from Dubai Land Department lease records for the last 24 months, on the JVC community guide. Here is where apartment rents currently sit.

These figures move as new leases are registered. For the current numbers, and to test a rent against them, open the live rent check for a studio, a 1-bedroom, a 2-bedroom or a 3-bedroom in JVC.

Doorkee's ranges are based on recent market leases. That is a market comparison, not the official DLD Rental Index. If you are renewing rather than moving, the Rental Index is the separate figure to check, and you can open it on the Dubai Land Department website.

Apartments for Rent in JVC

JVC's rental market is broad. Whether you are looking for a studio or something larger for a growing family, there is usually a match in this community.

Studio Apartments

A studio is the sensible pick if you want a smaller home and a lower total cost.

Do not look only at the advertised rent. Check the usable floor area, storage, kitchen configuration, parking and building amenities. A slightly more expensive studio can offer better value if it has a more efficient layout or better facilities.

1-Bedroom Apartments

The one-bedroom is the most rented home type in JVC. Doorkee counts 16,179 one-bedroom leases in Dubai Land Department records for the last 24 months, close to double the studio count. Layouts differ from one building to another, from compact units to more spacious homes.

At a viewing, check the bedroom dimensions, wardrobe storage, balcony size, kitchen design and the amount of natural light. These details make a real difference to how comfortable the apartment feels.

2-Bedroom and 3-Bedroom Apartments

Larger apartments can make sense for families, or for people working from home who need an extra room. Two-bedroom apartments are available across many parts of JVC. Three-bedroom apartments are less common and tend to command higher rents. Doorkee counts 4,735 two-bedroom leases in JVC against 920 three-bedroom leases in the same records, so expect a much smaller pool at three bedrooms.

Look past the bedroom count. The actual floor plan, storage, parking, balconies and usable living space matter more.

Furnished and Unfurnished Apartments in JVC

Your lifestyle and how long you expect to stay will usually decide whether furnished or unfurnished makes more sense.

  • Furnished apartments can suit newcomers, professionals on shorter stays, and tenants who do not want to buy furniture straight away.
  • Unfurnished apartments tend to suit long-term renters who already own furniture or want to personalise their home.

Amenities and Everyday Convenience in JVC

The draw of JVC is how much sits inside the community, not just inside the buildings.

Inside the buildings

These are common in JVC buildings rather than guaranteed. Confirm what a specific building offers before you sign.

  • Swimming pools, often on rooftops with skyline views.
  • Fully equipped gyms.
  • Covered parking, one space per apartment as standard.
  • Balconies.
  • 24-hour security and concierge.
  • Children's play areas.
  • Barbecue areas.
  • Retail and food outlets on the ground floor.

Across the community

  • JVC Community Park. Jogging tracks, cycling paths and open green space.
  • Circle Mall. A large retail and dining hub in the heart of the community, with a Carrefour inside it. City Centre Me'aisem is a short drive away.
  • Schools. JSS International School, Sunmarke School, Dubai British School JVC and Arcadia School are all in or beside the community. Nurseries are spread across JVC, so check the one nearest your building.
  • Clinics, supermarkets, mosques and pharmacies. Medcare Medical Centre JVC and Aster Clinic JVC are inside the community and NMC Royal Hospital is a short drive away. Spinneys, Choithrams and Nesto sit alongside Carrefour.
  • Pet-friendly buildings. JVC is generally pet-friendly and most buildings allow cats and small dogs, though some restrict breed or size. A pet deposit of AED 2,000 to 3,000 is common, so budget for one.

That mix is why a lot of residents get through a normal week without leaving the community. Groceries, gym, school run and dinner are all inside it.

What Living in JVC Is Really Like

JVC suits renters who want a residential neighbourhood rather than a high-energy downtown one.

The community mixes young professionals, couples, families and pet owners. Its parks and outdoor areas make it easy to spend time outside. There are enough local businesses that residents do not travel far for everyday services.

Construction noise is the other thing to check. The internal community is quiet, but building work continues in the surrounding areas of Dubai Hills and Mohammed Bin Rashid City, so listen from the actual balcony before you commit.

Getting around from JVC

JVC is not right for everyone. Traffic builds during school runs and commuting hours, and the figures below are drive times, not transit times.

  • Dubai Marina. About 20 minutes off-peak, 30 to 40 at peak.
  • DIFC. About 25 minutes off-peak, 35 to 45 at peak.
  • Downtown Dubai. About 25 minutes off-peak, 40 to 50 at peak.
  • Dubai International Airport. About 30 minutes off-peak.

The bigger consideration is public transport. There is no metro station in JVC and buses are the only public option inside it. Commuting by metro means a 15 minute drive to DMCC at each end of the day. JVC is not well suited to car-free living, so test your actual route before you sign a lease.

How to Choose the Right JVC Apartment

Finding the right apartment is about more than the lowest annual rent. Two apartments at similar prices can give you very different experiences. Work through these seven checks before you commit.

  1. Location within JVC. Check how close the property sits to the shops, schools, parks and main roads you will actually use.
  2. Building quality. Visit in person and inspect the common areas, lifts, parking, maintenance standard and security.
  3. Apartment layout. Look at usable space rather than relying only on the advertised square footage.
  4. Amenities. Confirm whether the gym, pool, children's area and parking are included, and whether any carry a separate charge.
  5. Traffic and commute. Drive your usual route at the hour you would normally travel, not on a quiet weekend.
  6. Total housing cost. Add utilities, deposits, agency fees, moving costs and any parking charge before you compare two homes. Our Dubai cost of living guide has the running numbers.
  7. Rental contract. Read the tenancy terms, payment schedule, maintenance responsibilities and renewal conditions before you sign.

Timing matters too. Demand in JVC is highest from September to December and strong again in January and February. Summer, from June to August, typically brings discounts of 5 to 10 percent, on Doorkee's JVC community guide data.

Questions Renters Ask About JVC

Is JVC a good place to live in Dubai?

JVC is a good place to live if you want space and community amenities at a lower rent than the waterfront and downtown districts, and you are comfortable driving. A typical one-bedroom is AED 73,000 a year against AED 95,000 in Dubai Marina. It works less well if you need a metro station on your doorstep.

How much is rent in JVC?

The typical annual rent in JVC is AED 50,000 for a studio, AED 73,000 for a one-bedroom, AED 105,000 for a two-bedroom and AED 160,000 for a three-bedroom, on Dubai Land Department lease records for the last 24 months. Individual buildings sit well above and below those figures.

Is JVC cheaper than Dubai Marina?

JVC is cheaper than Dubai Marina on the same lease records. A typical one-bedroom is AED 73,000 in JVC against AED 95,000 in Dubai Marina. At two bedrooms it is AED 105,000 against AED 145,000.

Does JVC have a metro station?

JVC has no metro station of its own. The nearest is DMCC, roughly 15 minutes away by car. Bus routes serve the community, and JVC is not well suited to car-free living.

What are the disadvantages of living in JVC?

The drawbacks renters raise most often are the lack of a metro station, traffic at school-run and commuting hours, and construction in the surrounding areas. None of them shows up on a weekend viewing, which is why it is worth driving your commute at the hour you would actually travel.

How many cheques do owners in JVC accept?

Two to four cheques is standard across the community. Paying the full year in one cheque usually earns a discount of 5 to 10 percent, on Doorkee's JVC community guide data, so it is worth asking. Individual owners set their own terms.

Is JVC pet friendly?

JVC is generally pet-friendly and most buildings allow cats and small dogs, though some restrict breed or size and a pet deposit of AED 2,000 to 3,000 is common. Get the building's own rule in writing before you sign.
